Westfields

Situated only 400 yards from the beach and 200 yards from the shops, Westfield is a family house sleeping 10. It is perfectly situated for the beach, the tarka trail and the pub and restaurants of Instow and within a short drive of the fabulous beaches of Westward HO!, Saunton Sands and Croyde. The house is furnished to a very high standard. The house is a very spacious four bedroom house, that can sleep up to 10 easily. There is central heating throughout the house. It was recently refurbished to a high standard and has been in the family for over 30 years.

Ground floor : • Spacious double reception room with lovely views over the estuary, TV, video and CD stereo, games and hundreds of books . There is a good selection of adult and kids videos. This cosy room makes Westfield an ideal holiday home for any time of year. Comprehensive guide to local facilities and tourist attractions to plan your activities during your stay. • Enormous kitchen/dining room - fully equipped kitchen with cooker, fridge-freezer, drinks fridge, microwave, dishwasher. Kitchen table seats 10 plus children's table for 4 • Utility room has tumble dryer and washing machine and downstairs toilet. • Lovely wooden flooring throughout ground floor.

Kids

There are numerous helpful items for your stay such as toys and games, videos, high-chair and cot. There are a complete set of buckets, spades, windbreaks etc. Baby sitting available by arrangement.

Conditions
Provisional bookings remain firm for one week pending return of booking form and 33% deposit.

The balance is due 6 weeks prior to the arrival date. Non payment by the due date will be treated as cancellation.

CANCELLATION In the event of cancellation, please advise us immediately. We will attempt to re-let the property and return your payment, less a handling charge of £25.00. If we are unable to re-let all monies will be forfeited.

ARRIVAL AND DEPARTURE The accommodation will be available from 3.00pm on the day of arrival to 10.00am on the day of departure.

GUEST NUMBERS The number of people occupying the accommodation must not exceed the number stated without written approval from Martin or Caroline.

GROUPS - We do not normally accept same sex groups or groups where the majority are under 21 years. ( a group being 5 or more people)

CLEANING, DAMAGE, BREAKAGES The accommodation should be left clean and in the same good condition as found. Any breakages should be reported and we reserve the right to charge for any non-trivial damage.

PETS A well behaved pet is most welcome, by arrangement. However it should not be left alone in the accommodation or allowed to foul the garden. Pets are restricted to the ground floor of the property. If you would like your pet to sit on the furniture please bring a blanket to cover it. An additional charge of £20 per week per pet is made.

In the unlikely event of your accommodation being unavailable for reasons beyond our control, e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.

The use of accommodation and amenities is entirely at the Hirers's risk and no responsibility can be accepted for injury, loss or damage to the Hirer or the Hirer's companions or guests.
