Sailors

Sailors is a spacious 3 bedroom character cottage 30 yards from Instow
beach. It is tucked just around the corner in Lane End from the Sea Front
within throwing distance of three high quality pub/restaurants :The
Wayfarer, The Boathouse and Decks.
Whilst the cottage has modern décor, double glazing and central heating,
it retains the charm and warmth of a Devon cottage. The rear section of
the cottage is around 250 years old and pre dates the front which forms
part of the terrace of cottages built in the 1880’s when the railway
arrived in North Devon. 100 years ago the property was an Inn and it still
retains some original features, such as wood panelling in the lounge. A
unique feature is the specific right of way from the yard at the back of
the property through and underneath the houses at the rear to the sea
front. This is known as “smugglers passage”.

DOWNSTAIRS
The front door opens onto a porch, a small hall and the stairs. The
lounge/diner is a large room which comfortably accommodates 2 sofas and an
arm chair at one end and a dining table and chairs at the other end. There
are a variety of childrens toys in the large chest behind one sofa, which
you are welcome to use. There is a wood burning natural fire built into
the wall in the centre of the room, although with modern central heating
it is only ever lit for pleasure rather than necessity.
The dining area overlooks the back yard, which is dominated be a large
fuchsia bush. The yard is big enough to sit out, park beach equipment,
bikes and other paraphernalia.
The lounge leads into ‘the snook’ which has a desk and space to hang coats
and store gear. There is a downstairs toilet off the snook before the
kitchen. The kitchen is well equipped with a modern gas cooker, microwave,
vegetable steamer, washing machine and fridge.

UPSTAIRS
There is a spacious landing upstairs. The master bedroom at the front has
a double bed and two seater sofa in the room. Two windows look out over
Lane End.
The second double bedroom at the back of the cottage is closest to the
bathroom. It includes a cot. The window affords a view of the beach
between adjacent houses.
The third bedroom houses bunk beds. It is also big enough to accommodate a
small pull out sofa bed. The view to the beach from the top bunk bed is
the best in the cottage.
The bathroom has a bath/electric shower. The large bathroom mirror is a
feature with light bulbs down both sides in theatre style.
Bedding and towels are provided.

Reservation & Terms
This is the first year that the property has been available for holiday
lets. It comes to the market in April with a clear calendar.
The week let starts at 6.30 pm on Friday evening. Departure is on the
following Friday not later than 2 pm. Keys are collected and returned at
the Wayfarer. If you want breakfast or dinner at the Wayfarer during your
stay it is advisable to book at least 2 weeks in advance in the summer.

Pricing ranges from £375 off season to £720 per week peak season. Weekend
breaks are negotiable.

30% non-refundable deposit is required to validate any reservation. The
full rental must be paid at least 6 weeks before the letting date. I will
write and confirm your booking, stating the final payment due date. Non
payment by the due date may be treated as a cancellation.
Eligibility – Only those people named at the time of reservation will be
allowed to occupy the house, other than with the prior written approval of
the owner. Same sex groups or student groups are only accepted by special
arrangement.
The accommodation should be left clean and in the same good condition as
found. Any breakages should be reported and I reserve the right to charge
for any non-trivial damage.
In the unlikely event of your accommodation being unavailable for reasons
beyond our control, e.g. fire damage, we will endeavour to find similar
alternative accommodation or give a complete refund. No further liability
will be accepted.
The use of accommodation and amenities is entirely at your risk and no
responsibility can be accepted for injury, loss or damage to you or your
guests.
The cottage is a no smoking, no pet zone.
